Buyers Are Taking Their Time, and That May Be the Opportunity
Buyers have not disappeared from the market. They are simply moving with more caution, more comparison, and more strategy.
This week’s market data shows a fairly neutral market, with the 30-year fixed rate near 6.6%, inventory up slightly, and price reductions still part of the conversation.
Pending sales dipped, but buyer applications increased, showing that interest is still there.
Buyers are not rushing, but they are still watching.
That matters because today’s buyer has more breathing room than in the fast-paced markets of the past few years. With more homes available and rates staying in a tighter range, buyers have time to compare options, negotiate, and make more thoughtful decisions.
For sellers, the message is just as important. Homes are still moving, but only when they are priced, prepared, and positioned well. Simply being on the market is not enough.
The best strategy right now is not panic. It is preparation.
Buyers do not have to rush, but when the right home shows up, they need to be ready to move. Sellers do not need to chase the market, but they do need a smart plan from day one.
Thinking about buying or selling? Let’s build a plan that fits today’s market.
