Rates matter, but they are only one part of the decision. Buyers should also look at monthly payment, available inventory, negotiating room, lifestyle needs, and how long they plan to stay in the home.

Waiting can feel safe, but it can also mean more competition if rates improve and more buyers return.

A smart buyer starts with clarity. What payment feels comfortable? What location matters most? What home features are non-negotiable? Once those answers are clear, the decision becomes less about guessing the market and more about making a confident move.
